Major investment

When Aviva, a leading provider of insurance and financial investment administration services, changed its name from Norwich Union to match its global parent, it commissioned leading architectural practice, the Kann Finch Group, to undertake a review of its accommodation options in Melbourne. The first step in this review was a facility plan to consolidate two existing Melbourne premises on St Kilda Road. An integral element of this review was a 'Use Factor Analysis' of Aviva's accommodation needs - a technique specially developed by Kann Finch for assessing operational needs - combined with financial modelling outcomes demonstrated a range of options to the client for benefits over a given time period. The model incorporated factors such as fitout, rent, churn and facility costs.

Creating a new image for Aviva required highly flexible, specific planning solutions to be devised while developing a vibrant, intelligent environment overall. The resulting layout is a highly functional modular open floor plan, incorporating views to the building's atrium and exterior, and dedicated built zones for meeting, office and interactive functions.

Although the density is tight, a sense of spaciousness pervades the space, due largely to the designers assessing and working within the building's geometry; an analysis of the floor plate was carried out to determine the most effective space planning outcomes for the entire facility which, if required, could be implemented in stages.

Working with Aviva's new branding requirements the design team incorporated extensive use of graphics and colour to emphasise key areas of the interior.

The Ultimet workstation system was selected through a rigorous evaluation process. It incorporates a central all-metal finish spine and System 55 divider screens. The splay worktops are modular for flexibility, and shared throughout the facility. The built zone has been constructed using a Schiavello demountable system incorporating MK10 and Millem sections for flexibility as this space can be configured in a range of options and/or converted to open plan, with no requirement to churn the immediate environment. The interactive area incorporates low iron glass surfaces integrated into the partitions for whiteboard use, projection and suspension of accessories for flexible workplace solutions.

In this case, not only the clients but the designers, were enthused by their collaboration with Schiavello and value the long-term investment that's been made in this project. "Working with Schiavello provided for a seamless integrated solution, emphasising value for money and a quality product delivered on target." And there's not much higher praise than that.
